After working with clients for years, we began to understand that for many the process for getting a mortgage can be intimidating. This task seems to be more daunting for our first-time home buyers. We have asked Skip O’Neal of Cunningham & Company to help us make this a little more pleasant experience, by helping us prepare our clients. Having the documents ready to provide a mortgage lender seems to help ease the process.
ITEMS TO PROVIDE FOR APPLICATION:
~ Most recent paycheck stubs covering the most recent 30 day period
~ Most recent 2 months bank statements (all pages)
~ Documentation verifying large non-payroll related deposits
~ Most recent 2 months asset and retirement statements (all pages)
~ W2, K-1 and/or 1099 forms from two prior years
~ Federal Tax Returns from two prior years (all pages and schedules)
~ Business tax returns from two prior years (if self-employed or own more than 25% of any business)
~ Most recent Social Security or pension Awards letters (if retired)
~ Residence history (landlord, address, dates of residence – must cover a minimum of 24 months)
~ Employment history (company, address, telephone number, title or position and dates worked – must cover a minimum of 24 months)
~ Homeowner’s insurance agent (name and telephone number)
~ Homeowner’s Association, if applicable (contact person and telephone number)
~ Closing attorney (name and telephone number)
~ Bankruptcy or foreclosure documentation (if applicable)
~ Copy of Driver’s License
FOR PURCHASES:
~ Copy of Purchase Contract with all addenda and all signatures
~ FHA and VA loans: all required addenda and all signatures
~ VA loans: Certificate of Eligibility and DD214
FOR REFINANCES:
~ Copy of Promissory Note and settlement statement from most recent closing
~ Most recent mortgage statement(s)
~ Most recent homeowner’s insurance declarations page showing yearly premium
~ FHA or VA loans- case number (this can be found on the monthly statement or the HUD-1 settlement statement from the closing)
~ VA loans: Certificate of Eligibility and DD214
